Panel Detailing Service

ConstructiVision has been systematically developed to build concrete tilt-ups using a proven method of  construction.  Although there is more than one answer for tilt-up construction, we have developed a system that works well and have tailored our Detailing System to compliment most construction methods.  We believe that the ConstructiVision Detailing System brings value to a project, reduces costs, and increases crew efficiency.  We would like to bring our System to your company.

Greater Seattle Concrete, Inc. (GSCI), our sister company, has trained some of the finest Tilt-Up work crews in the Great Northwest.  GSCI has won numerous Excellence in Concrete awards in Washington and Oregon, partly because of its specialized work crews, but mostly due to its expert Detailers and Site Superintendents.  In fact, one of GSCI's Site Superintendents was the original designer of our ConstructiVision software.  

Pricing starts at $45(USD) per panel (simple warehouse)

        Average price is $50 - $55 per panel.  (Bids automatic on complicated jobs.)

For a general idea of what to expect before you send in a project:

Our  $45 per-panel pricing is for a 1 floor, 4 wall structure with a simple roof (like a public storage). Additional floors, mezzanines, interior walls, complex wall lines, and compound roof slopes will increase the price. (For a rough idea, add $1 each.)  Other considerations, like intricate reveals or form liners, etc., and especially poorly drawn, conflicting, or incomplete plans, can effect the price, but unless you have a very unusual building, our price is normally between $50 and $55 per panel.

We do charge for similar and op-hand panels, because we have to draw every panel to make sure the building closes with the specified gaps and visually inspect the "virtual building" for reveal strip and weld plate alignment, etc. For a demonstration of this 3D error checking, click here You'd be amazed at how many mistakes we find in the Architecturals and Structurals this way. (I'm surprised when we don't.) Only detailing shops that use our software can provide this vital service.

If a maximum price of $55 per panel is acceptable, just send in your architectural and structural plans for detailing. We can usually start on your project within one week of receiving the plans. We will always call with a bid if it looks like it will be more than $55, or if we can't start on it within a week. Depending on the size and complexity of your project -- and whether the plans are complete -- we can usually have a panel book ready for red-lining within 10 working days after starting. The thing that delays us the most is poorly drawn and/or incomplete structural plans. If you have the steel shop drawings, send those too. That way we can coordinate the weld plate designations printed on the panel drawings with the steel-shop mark numbers -- your embed placement crew will love it! Commonly, these aren't available yet, so just send a copy when they are and we'll change our designations to match and send a new panel book at no charge. If you want to save on shipping these plans and don't mind doing the work, just e-mail a cross-reference to the structural ID numbers and we'll use that. Or you can have the steel shop e-mail the AutoCAD drawings.

If you need a bid regardless of price, we can do that too, but "bid-only" jobs go to the end of the line. No effect if we aren't busy, but it can add weeks to the turn-around if we are.

Our price includes your panel book, site plan and 3D isometric views, and a materials list, all provided via e-mail in PDF format. Unless requested otherwise, your panel book and materials list will be in gray scale and formatted for letter-size paper. The site drawings will be in color for an E size sheet. If requested, we will also e-mail the AutoCAD drawings at no additional charge.

Red-line corrections (our mistakes) are always made at no charge. Field changes and revisions are billed at $50/hr.

If you use Meadow-Burke, Dayton/Richmond, WSB Engineering, or any firm using TiltMAX stress analysis software for lift and brace engineering, we can e-mail a customized engineering data file which you can forward to them for input directly into their computer. This file allows them to generate all the panel information automatically without having to draw the panels manually. All similar and op-hand panels are automatically identified in the files o you won't incur any extra engineering charges. Our agreement with the above firms is that they will provide a 72-96 hour turn-around and NOT put you on their 3-4 week waiting list. Occasionally, engineering discounts are available -- check with your concrete accessories salesman to see if any apply. If you decide to use this service, we'll need some additional information: plumb set panels, preferred rigging pattern, preferred hardware, etc. We'll cover this when the time comes.

Other than noting slab dowels on our drawings, we do not include rebar; your current rod-buster shop will still need to do their own detailing.

We currently do not do construction layouts. As you're probably aware, this is more of an art form than a science, and there are so many things that need to be coordinated with the crane operator -- such as rat slabs, stacking, crane reach, suicide picks, etc. -- that make it nearly impossible for this to be done efficiently from a remote location. We can, however, provide a site drawing that includes the slab lines (closure pour included) and has all the panels laid flat on the outside of the wall lines. Since everything is at the same scale, you can cut off the panels and use them as paper dolls to do your layout. There is no additional charge for these drawings, all you have to do is ask for them. All of the panels will be spaced at the form width given us for common-form construction (usually 1 1/2"). This allows you to cut an entire block of panels for repositioning and know that the form width has been accounted for.

When the plans aren't clear, or the Architecturals and Structurals don't agree, or there is missing information, we'll usually make our best guess and draw the panels anyway. In some cases, we may even change panel widths if necessary to make the building close. Notes to verify whatever is in question or has been changed are included on the panel drawings.

During our "virtual inspection", we may find some mistakes in design that need special attention (my favorite example is a spandrel at 10' A.F.F. crossing an interior wall panel that's 13' high with no blockout). When something like this happens, we'll send you some 3D blow-up views, a written explanation of the problem, suggest alternatives, and ask for instructions.

We may also make recommendations to simplify the job, or make construction and/or panel forming easier. Things like changing an inside miter corner to a square joint, for example. It looks the same from the outside, won't break off when lifted, and it's a lot easier to build. Or changing panel-to-panel weld plates to standard elevations instead of a specified distance below a sloping roof line -- that can avoid a lot or extra work during layout and field-checking, and won't effect the strength of the building.

We rarely send formal RFI's, experience has taught us that sending a panel book for red-lining with notes to verify, recommended changes, and/or detail views of potential problems is much faster than sending RFI's back and forth until an understandable answer is received.

Red-line corrections are always given the highest priority status, we will interrupt any work in progress -- and we'll even work on Sundays and holidays to make sure your job stays on track -- again, at no additional charge. Field modifications and revisions are given priority status; we'll get to them as soon as possible. If you have a fast-track job that absolutely has to be done quickly, we will try to accommodate you (no extra charge), but prior commitments prevail, we may have to decline.

If a panel has to be corrected, revised, or modified for any reason, a revision stamp will be added to the drawing. If the change effects the panel geometry and you've previously requested the engineering data file, a revised data file including only the changed panels will be provided as well. If the changes are due to field modification, owner revisions, or any similar reason, we can provide you with a detailed revision history showing what was changed and why so you can bill the appropriate party for your added cost (and your T&M).

We accept credit card payment if you prefer, but most contractors just let us bill them on a 30 day net basis. No credit application is required -- we'll trust you until you give us reason not to. You'll receive your bill for the project within a few days after your first panel book is sent.

And finally, I guess the best reason you should try us is that we've never lost a customer (except for those who now lease our software and do their own detailing). Everyone is pleased with our work -- and the little "extras" we supply. One contractor said that just the embed count in the materials list saves him between $2K and $3K on every project. The "virtual inspection" -- which you can do yourself if you have AutoCAD -- can save tens of thousands. If you've ever had to hire a horizontal saw cutter to fix a reveal misalignment, break and re-pour the last panel because it's too wide to fit (pay another crane mobilization fee and run into the penalty clause in your contract), or have to make a cast-in-place patch to fix a gap in a wall, you'll know what I mean. These things don't happen when you use our service, at least not because of a detailing error. So basically, our service is even less than free, you'll save money on every project.
